Coloring Contest and Local Business Collaboration

Image
I've partnered with another local business,  Quad Que BBQ  mobile smokehouse, to offer a coloring contest! We've got four different coloring sheets, all available as PDF for you to print and color, and four awesome prizes available! Kids and adults, alike, can participate. Below are JPGs of the coloring sheets but you can also email myself (kcannady@lohmillerrealestate.com) or Chad at Quad Que (pitmaster@quadque.com) for a PDF. Quad Que has offered up two $25 gift cards for their award winning barbeque and I am offering two home valuations, called a Competitive Market Analysis.  A Competitive Market Analysis (CMA) provides a snapshot of the value of your home. While it is not an official appraisal, a CMA gives an accurate representation of your home's market value, if you were to chose to sell your home, refinance or consider the possibility of a home equity line of credit. Coloring sheets can be submitted by taking a picture and posting to Facebook  and taggi...

Why Listing With a Realtor is Even More Important in a Seller's Market

Image
We all know a bit about real estate, because whether we rent or own, we all LIVE in real estate! What a lot of people don't realize is how the market changes buying/selling strategies. In a seller's market it's tempting to sell your home For Sale By Owner (FSBO) but even if you can save a few thousand dollars in commission, it's likely going to cost you money along the way. Let me tell you 'bout my best friend (and if you're not singing right now I feel sad for you! ;-) )  On July 26, I met with my best friend to talk about the possibility of selling her home. For this story, let's call her Janet. Janet has owned her house since 2007 and was basing her home's value on that purchasing experience and what she saw online when house hunting. After going over the improvements she has made over the years and talking marketing options, I headed home to do my homework. Reason #1 Janet is glad she has a Realtor: I worked up a Competitive Market Analysis (CMA) bas...

The Foreclosure/Eviction Moratorium is Coming to an End. What Does This Mean for You?

Image
Covid-19 has had a lasting effect on every aspect of our lives, our communities and our economy. On March 18, 2020, the Federal Housing Finance Authority (FHFA) and Department of Housing and Urban Development (HUD) announced a moratorium on federally backed mortgages and many privately backed lenders followed suit. On September 1, 2020, the Trump administration extended this relief to renters, as well. With the lockdown, the need for social distancing and so many people struggling with health issues, this was a welcome and appreciated relief, but we all knew it couldn't last forever. Effective July 31, 2021 the moratorium will end, despite the fact that many are still struggling financially. As of July 2, 2021, 6.38% of all residential mortgage loans (14.67% of FHA loans) are in default and 6 million renters are still in default on their leases. The numbers are improving, but there are certainly a lot of distressed homeowners out there, meaning a lot of renters are facing eviction...

What's in a Home?

Image
About a year and a half ago, Hubs and I purchased what we thought at the time could potentially be our forever home. The house and property checked every single item on our wishlist...except location. We said we wanted to be within 30 minutes of my parents and this house is 45. What's 15 minutes, right? Fast forward living through a car accident, a pandemic, loss of several loved ones and health issues and it turns out that 15 minutes can make a world of difference. While we love our house and our community, we've learned that for us, being close to family is way more important. So we're going tiny! As you can see, the dogs love it :-) We've started the downsizing process and are putting a lot of our physical belongings up for sale. Our tiny home is in the shop getting some upgrades and we'll personalize it once we get it, which should be in a few weeks. Once it's ready I'll put our house on the market. I can't wait to make the move! I have always...

National Pizza Day

Image
Pizza comes in lots of shapes and sizes, with tons of options for sauces and toppings. It can be traditional Italian with minimal cheese and fresh toppings, loaded with cheese, or anywhere in between. It can come from a national chain like Pizza Hut, a regional chain like Cincinnati's well-loved  LaRosa's  or one of many wonderful locally owned and operated pizerias. Batesville is known for fried chicken and pizza, but on National Pizza Day, I just knew I had to celebrate our local deliverers of deliciousness. Pizza Haus  used to be part of Schmidt Bakery. The same pizza oven that was used at Schmidt is still in use today. You know the crust is amazing! Even with this, Pizza Haus is even better known for its toppings. Have you ever tried sauerkraut on pizza? Because you really should! Classic Pizza  has locations in both Batesville and Sunman, Indiana. If you check out their website you won't find much. But honestly, it's because they don't need to say much. Their f...

Feature Friday: Langen Meat Market

Image
I mentioned Langen in a  previous post  but didn't have a lot of experience there yet. Now that we've lived in Batesville for a while (a year yesterday!) we've had more opportunities to check them out and I'm SO glad we have! Langen Meats first opened their doors in Cincinnati 1924 in and has grown to 3 locations on Cheviot Road in Cincinnati, Harrison Avenue in Harrison and Pearl Street in Batesville. I love how they've grown while still maintaining their local feel.  When you walk in, you're greeted by a friendly face, delicious meats and loads of local products. Hubs loves the pickles and the jerky and I can't wait to try the Bourbon Barrel Raw Honey. Can you think of anything better?! In addition to great cuts of meat, housemade deli sides and local products, the biggest thing I love about Langen is how much they make in house. The twice baked potatoes and homemade soups make having a homemade weeknight meal so easy!  The smoked potatoes are AMAZING and ...

Why Did You Buy Your Current Home?

Image
We've seen a lot of changes in 2020. People are spending more time in their homes. Consequently they're also spending more time thinking about why the chose their current home and what they might like in a new home.  There are people looking for more space. There are people looking for the ability to do home renovations and projects in their own home. Most importantly, there are people looking for a space to call their own. Statistically, 74% of homeowners bought their current home because they wanted more space. Of course, a lot of those people wanted the space so they could host company or start a family, but I'm sure those people were glad they had that space during the lockdown!  Working as a Realtor, location is extremely important for me. With Hubs working in IT from home, highspeed internet is a must. So for us, our current home was the right balance of location, space and conveniences.  So I'm curious, why did you buy your current home?
